Private Exclusives: A Quieter Way to Bring Your Home to Market
Not every home needs to go on the MLS on day one. As a Broker Associate with Compass, David Smith can offer sellers a Compass Private Exclusive. Your home is shared within Compass's agent network and with those agents' buyers, before or instead of public MLS marketing. While it's private, there's no yard sign, no public listing and no public days-on-market count.
Sellers use it in a few ways:
- You're curious, not committed. If the right number would make you consider selling, test that aspirational price quietly, with no MLS history or days on market.
- Your home isn't quite ready. Interest can build privately while improvements are finished. Then David can launch it on the MLS with back-to-back tours, so it feels active from day one.
- You have a price in mind. You can test it, and adjust it, without a public record of price changes following your home.
- You're watching interest rates. Quietly gauge buyer demand now and decide later, on your terms.
- Your listing needs a fresh start. If your home has been on the market a while, it can come off the MLS so the days-on-market count stops climbing. Then you can regroup privately and relaunch with a fresh presentation.
A Private Exclusive isn't right for every home; some sellers do best with full public exposure from the start. David will walk you through the trade-offs, including the smaller pool of buyers during the private phase, so you can choose the path that fits your goals.

Will my home appear on HAR, Zillow or other public sites?
Not while it's a Private Exclusive. It's shared within the Compass agent network instead. If you decide to market it publicly, local MLS rules require it to be submitted to HAR, usually within one business day.
Can I move to the MLS later?
Yes. Many sellers start privately and then move to a full public launch when the timing and the home are ready.
Will fewer buyers see my home?
Yes. During the private phase, fewer buyers see your home than on the open market. David will help you weigh that against the privacy and flexibility, and you can go public whenever you choose.
